Here is just a small list of the services you can expect:

• Evaluate the condition of the unit and make recommendations of what repairs and improvements should be done to bring the property to tenant ready.

• Provide a detailed cost proposal for all work that should be performed at the property. No “estimates”, we provide a clear, detailed contract proposal.

• Oversee all of our workers to ensure all work is done in a professional manor and completed as expeditiously as possible.  

• Offer non-legal advice on how to best settle tenant/landlord disagreements.

• Provide eviction services.

• Advertise for new Tenants through classified ad websites, local Newspapers, MLS listing, and strategic partners including Realtors®.

• Take applications and perform credit and background screening of applicants.

• Collect tenant documents, copies of ID, write lease, and create account file.

• Collect rents and disperse payments to Property Owner.

• Pay all bills associated with the property, such as, lawn-care and service Utilities.

• Keep detailed accounting records for each property. (see sample below)

• Take calls from tenants and coordinate any repair work-orders.

• Do weekly drive-by inspections of the property
